Welcome to Thai-Move! These terms of use (“Terms”) govern your use of our website located at https://www.thai-move.com (“Site”) and any services offered through the Site (collectively, “Services”). Please read these Terms carefully before using the Site or any Services. By accessing or using the Site or any Services, you agree to be bound by these Terms. If you do not agree to these Terms, you may not access or use the Site or any Services.

  1. Description of Services

Thai-Move is a platform that allows users to search for and find rental properties and properties for sale in Thailand. We do not own any of the properties listed on our Site. Rather, we provide a platform for property owners and agents to list their properties for a fee of 200 THB per month per listing, unless otherwise stated. We reserve the right to change our fee structure at any time.

  1. Accuracy of Listings

We do not guarantee the accuracy or legitimacy of any property listing on our Site. We make no representations or warranties regarding the quality, suitability, reliability, availability, timeliness, or accuracy of any property listed on our Site. We do not endorse any property, agent, or owner listed on our Site. It is your responsibility to verify the accuracy and legitimacy of any property listing before entering into any agreement with the property owner or agent.

  1. Fees and Payment

We may charge fees for certain Services, such as listing a property on our Site. Any fees and payment terms will be clearly stated at the time you use the relevant Service. You are responsible for all fees and taxes associated with your use of our Services.

  1. Intellectual Property

All content on our Site, including text, graphics, logos, icons, images, audio clips, digital downloads, and data compilations, is the property of Thai-Move or its content suppliers and is protected by Thai and international copyright laws. You may not reproduce, distribute, display, sell, or license any content on our Site without our prior written consent.

  1. User Conduct

You agree to use our Site and Services in a manner that is lawful, ethical, and respectful of others. You may not use our Site or Services to:

  • Harass, threaten, or intimidate any person or entity;
  • Violate any applicable laws or regulations;
  • Post or transmit any content that is defamatory, obscene, or otherwise objectionable;
  • Impersonate any person or entity, or falsely represent your affiliation with any person or entity;
  • Attempt to gain unauthorized access to any portion of our Site or Services; or
  • Interfere with the operation of our Site or Services, or disrupt any network or system connected to our Site or Services.

IN NO EVENT SHALL THAI-MOVE OR ITS AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, OR AGENTS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF OUR SITE OR SERVICES, WHETHER BASED ON WARRANTY, CONTRACT, TORT, OR ANY OTHER LEGAL THEORY, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

You agree to indemnify and hold harmless Thai-Move and its affiliates, officers, directors, employees, and agents from any and all claims, liabilities, damages, and expenses (including reasonable attorneys’ fees) arising out of or in connection with your use

of our Site or Services, your breach of these Terms, or your violation of any law or the rights of any third party.

  1. Modification of Terms

We reserve the right to modify these Terms at any time without prior notice. Any changes to these Terms will be effective immediately upon posting on our Site. Your continued use of our Site or Services after any such changes have been posted constitutes your acceptance of the modified Terms.

  1. Termination

We reserve the right to terminate your access to our Site or Services at any time for any reason, without notice.

  1. Governing Law

These Terms shall be governed by and construed in accordance with the laws of Thailand. Any disputes arising out of or in connection with these Terms shall be submitted to the exclusive jurisdiction of the courts of Thailand.

  1. Entire Agreement

These Terms constitute the entire agreement between you and Thai-Move with respect to your use of our Site and Services. If any provision of these Terms is held to be invalid or unenforceable, such provision shall be struck and the remaining provisions shall be enforced.
